Guildprime was appointed by an existing long standing client to construct a wonderful new build property in Essex including all joinery and extensive landscaping; a lawn tennis court, 1m litre filtered koi pond complete with a 20m bridge and planting over 5000 plants and trees. The client required bespoke joinery throughout the property including wardrobes, walnut doors and frames and a cantilevered staircase complete with bronze bespoke handrails, as well as other furniture. The clients and their design team had a very unique design concept with cantilevered overhangs at either end of the property and lots of natural light as a priority.
Working with the clients' own interior designers, Guildprime appointed an architect to prepare full drawings ready for construction. We were responsible for cost control, planning consent, building control, mechanical, electrical and plumbing design and implementation, structural design, garden design & all construction drawings and specifications.
The requirement for a property with no columns within the ground floor space, created a serious challenge for the structural engineers. This was overcome with intelligent engineering and the implementation of full wall steel truss frames running the entire length of the building.
The need for natural light was also high on the design brief and this was achieved by utilising full height floor to ceiling sliding doors with slimline 20mm frames to all ground floor and beautiful Oriel windows on the first floor. Other challenges faced and worked through during this project included the cantilevered overhang supporting first floor, a passenger lift serving 4 floors, underfloor heating throughout, a fully concealed air-conditioning system and Control 4 building management system.
The works in the garden created more challenges; not least the movement of 1,500 tonnes of earth from the basement excavation and the forming of a lawn tennis court.
Work started at the beginning of 2018 and the client moved into the property in July 2020; just two weeks behind the original programme date, but with the awful winter that year and COVID-19 to contend with, the client was delighted with the progress and the quality that was delivered and has recommended Guildprime to an acquaintance for a similar project.
